Smart Growth

May 2011

demoSmart Growth uses creative strategies to develop in ways that preserve natural lands and critical environmental areas, protect water and air quality, and reuse already-developed land. They conserve resources by reinvesting in existing infrastructure and reclaiming historic buildings. By designing neighborhoods that have shops, offices, schools, churches, parks, and other amenities near homes, communities are giving their residents and visitors the option of walking, bicycling, taking public transportation, or driving as they go about their business.

Why Buy New?

Should you buy a new home or go for a resale? Keep in mind there is no such thing as the "perfect" house. Even in a totally custom home you will find there are some things you would have done differently. And there are advantages to both new and resale. Some of those advantages are:

Resale

  • Established Neighborhoods
  • Mature Landscaping
  • No Construction Noise

New Construction

  • No one else has lived in it. Like that new car smell a newly built home just feels good.
  • You may be able to choose colors, fixtures, tile, carpet, etc.
  • Fewer maintenance issues and a new home warranty.

Should You Have your Own Representation?

Yes you should. Everyone is entitled to have an agent representing their interests. Builder's Representatives or Real Estate agents sitting in model homes represent the builder. They are not there to cheat you, but their loyalties are to the builder. They are obligated to tell the builder anything they find out about you and to negotiate the best deal for the builder. For more information about representation click here.
